For the last 20 years a few people with an interest in private debt investing have meet monthly to talk about and critique possible debt investments by attendees. During that time the real estate market has gone up and come down several times. Members have profited (and lost) in good times and bad.
The consensus is economic conditions during the next few years will create the best profit opportunities of the last 20 years for savvy debt investors. If you know what you are doing, the economic changes will produce profit opportunities everywhere. If you don't know what you are doing you can loose a ton of money.
Are you in one of these situations?
- You think you have found a great deal, but would sleep better if you had some others look it over to see if you missed something.
- You have found a great deal but can't figure out how to take advantage of it.
- You found a great deal but don't have the money to take advantage of it.
- Your investments aren't producing the yields you need.
- You did a deal that seemed good at the time. Now it's eating your lunch and you don't know what to do about it.
- Your tenants are driving you crazy.
- You have received an offer involving a lease/option, owner financed note, or some other non-standard terms that looks like it would solve your problem, but you aren't sure you understand the risks you may be taking if you accept it.
Members of the group do not offer professional advice at the meetings, but many of them have survived these issues and can provide suggestions that will help you change things. Meetings are usually start at 6:00 PM on the first Wednesday of each month. Some of the regular attendees include:
