    Investment Opportunities

    Every so often "Investment Opportunities" become available via the network of Invest in Debt participants.  I will publish them in this category and leave them up until I am told they are gone or a month after I posted them; whichever comes first.

    Keep in mind I know nothing about the actual merits of the proposed deal.

    While Invest In Debt encourages novice investors to come and learn, the experienced members have been doing deals for a long time.  They are NOT going to be interested in a standard retail transaction like they can see on any MLS listing.  Their first interest is to learn how they can profit from the proposed deal.  Amenities, schools, etc. are secondary.  You waste your own time and ours if that is what you present. 

    Here are some situations which are more likely to be of interest:
    • Someone needs cash quick and is offering a large discount or high yield.  Experienced members know all about the "joys" of trying to collect on loans.  The seller should be prepared for offers where there is an option to buy the property back if they perform as agreed, rather than a standard loan. 
    • A heavy handyman most others won't touch with a heavy discount.  Most handyman specials are priced at retail less the cost of materials.  To be attractive to this group the price needs to allow for materials, labor, plus a healthy risk/profit margin. 
    • A way to use paper to buy/sell/trade creatively, but please, nothing with bank CD rates.  Investors willing to do this understand Net Present Value and how to calculate it.  They also understand risk and expect to be paid for it. 
    My feeling is that if this opportunities section is restricted to these kinds of deals the website becomes a valuable tool for everyone.  To accomplish that I will post most opportunities sent my way.  Members can use the contact form below to let me know if an opportunity is overpriced/under margined and I will remove it. 

      This "Opportunity" isn't an Opportunity because...
